The most consequential developments — the ones that reshape skylines, restore neighborhoods, and create the public spaces a city is remembered for — almost never get built by accident.

They get built because somebody refused to let them stall. Oak Hill exists to be that somebody.

Every engagement follows the same four-step arc. The work inside those steps is custom to the project — but the method is what keeps things on schedule.

    Diagnose

    We trace the friction. Entitlements, capital, schedule, politics — usually all of them. No pitch deck until we understand the real problem.

    Structure

    A delivery plan with milestones the lender, the city, and the GC will all actually believe. Honest dates. Honest numbers.

  3. 03

    Execute

    We embed with the team. Running the meetings. Managing the trades. Holding the schedule. Senior partners, not associates.

    Deliver

    From C.O. to lease-up to stabilization. We don't leave until the building is performing the way the pro forma promised.

Oak Hill was founded by operators who have spent their careers in this market — building the relationships, learning the politics, and understanding what makes a project here actually work.

We are deliberately small, deliberately senior, and deliberately selective. We'd rather work on three projects we can move than ten we can't.

We co-invest in projects we work on when the deal warrants it. Our upside is the same as ownership's.

Local

Ann Arbor is the only market we serve. We're not building expertise — we already have it.
