High-Rise Residential
Ground-up multifamily and luxury towers.
Oak Hill Development Group is a real estate development and investment firm in Ann Arbor, Michigan. We partner with ownership, capital, and the city to bring ambitious projects to life — and across the finish line.
The most consequential developments — the ones that reshape skylines, restore neighborhoods, and create the public spaces a city is remembered for — almost never get built by accident.
They get built because somebody refused to let them stall. Oak Hill exists to be that somebody.
When a major development stalls — at entitlements, at financing, at construction — we step in as a development partner with skin in the game. Owner's rep, co-developer, fixer. Whatever the project needs to ship.
Conventional capital walks away from complexity. We don't. Joint ventures, mezz, EB-5, opportunity zones, public-private — we build capital stacks for projects the standard playbook can't underwrite.
Planning staff. Council. Neighborhood groups. Lenders. Trades. After 15 years in this one market, the people who make projects happen here pick up the phone when we call.
We bring every function a complex development needs under one partner — so the project keeps moving instead of stalling at the handoffs.
Ground-up multifamily and luxury towers.
Retail, office, and residential under one roof.
Historic preservation and conversions.
Zoning, variances, PUDs, site plans.
Debt, equity, and complex stacks.
Owner's-rep services from GMP to C.O.
Every engagement follows the same four-step arc. The work inside those steps is custom to the project — but the method is what keeps things on schedule.
We trace the friction. Entitlements, capital, schedule, politics — usually all of them. No pitch deck until we understand the real problem.
A delivery plan with milestones the lender, the city, and the GC will all actually believe. Honest dates. Honest numbers.
We embed with the team. Running the meetings. Managing the trades. Holding the schedule. Senior partners, not associates.
From C.O. to lease-up to stabilization. We don't leave until the building is performing the way the pro forma promised.
Oak Hill was founded by operators who have spent their careers in this market — building the relationships, learning the politics, and understanding what makes a project here actually work.
We are deliberately small, deliberately senior, and deliberately selective. We'd rather work on three projects we can move than ten we can't.
We co-invest in projects we work on when the deal warrants it. Our upside is the same as ownership's.
Ann Arbor is the only market we serve. We're not building expertise — we already have it.
Senior partners run every engagement, every meeting, every site visit. No farm-out to associates.
